Here I have been playing around to give an idea of what this huge barn could be made into
Easily could be made into rooms for rent, small apartments, with swimming pool and terraces. With its close proximity to the Makaza pass border road, the route into northern Greece, apartments for holiday or long term rent.

The two rooms to the right of this ‘map’ are the two rooms currently being lived in and the 24 metres to the left is the part of the huge barn awaiting redevelopment as either a two storey house or perhaps extra rooms and a walled ‘cottage garden’ with parking under a raised room, that way, your cars can be parked out of the weather and you get to enjoy the truly spectacular all round views from this raised room.
Situated just 4km from Fotinovo and approx 30 kms south of Kardzhali main town, via the Makaza border pass due to open by Kirkovo leading into Komotini, the northern Greek coastline should soon be a hop away and surrounded by rolling green hills 🙂
please note: both houses still have lots of potential for ‘finishing’ work, the barn is no where near finished, so your imagination can run riot with plans, I had thought of an underfloor garage, a huge room upstairs with mainly large windows to enjoy the most amazing of views over the rolling hill countryside.
There is plenty of space for inside swimming pool with rooms over as well. The floor size of the entire barn is 32 metres by 7.5 metres with the original materials nicely stacked up and ready for rebuild and renovation.
Both houses can be lived in while the rest of the barn is being remodelled, with plenty huge original wood beams that can be used in the new construction too.
These are situated on the edge of the small village with no direct neighbour for your privacy, peace, quiet and nightly star gazing too!

I recently had all the roof tiles carefully removed in order to rebuild the vast majority of this hay barn
in order to renovate the barn as it once was or into a two floor huge family home
could also be rebuild into individual studio apartments
Most of the woods obviously require new woods, still relatively inexpensive in Bulgaria
Although the Hay Barn has been pulled down, all the bricks and roof tiles are ready to be sturdily put back into place, all ready and waiting for a builder!
I have been living in the barn for 2 years and before that I lived in the little Shephards house for a couple of years.
The workroom with bedroom mezanine above has been fully insulated
The roof was double insulated and left with the huge original roof wood beams for Barn living feeling
The floor was insulated
The workroom floor is insulated then wood floor installed
The front bit of this ready room (which measures appx 4 metres by 7.5 metres) has a natural stone floor laid
All the walls are thickly insulated
There is a wooden staircase leading up to my mezanine bedroom with ample open shelves
A very small opening leads off the upstairs bedroom into another upstairs ‘room’
This other upstairs room, I refer to as my ‘secret room’ has very low huge beams making it for the agile person or child even, currently I use it as my sewing room
There is a doorway into a very unfinished kitchen room
A hallway off the unfinished kitchen room into the unfinished bathroom/wetroom
Which has a shower plus a bath tub
Both or either house can easily be lived in winter and summer, while the rest of the Hay Barn is rebuilt as you would want it to be

Both houses are approached via a dirt road at the edge of the village and there are no other hill dwellers! Peace, quiet, tranquility and very little night light pollution too!
